Escape of water is the insurance term for water getting out of the pipes, appliances or fittings inside a home. When GoCompare looked at what its customers had claimed for through 2024, it came top of the list. Ahead of accidental damage, well ahead of storms, and fourteen times as often as fire.
Almost every one of those homes had a smoke alarm on the ceiling. Very few had anything on the pipes. That gap is the whole argument for a leak monitor.

The expensive leak is the one you never see
A burst pipe announces itself. You hear it, you see it, you turn the stopcock. The version that costs the most is quieter: a joint weeping a few drops an hour inside a wall or under the floor, running for weeks before a mark appears on the ceiling.
By then the plaster, the timber and the chipboard have been damp for a long time. Insurers say a property can take months to dry out before repairs can even begin, and many policies carry a separate, higher excess for escape of water.
The usual advice is to check your meter with every tap off. That only works if you have a meter, and if you happen to be standing there. Roughly a third of homes in England and Wales still have no meter at all.

It clamps onto the mains pipe, in five minutes
First, find your stopcock. For most UK homes that is the cupboard under the kitchen sink, otherwise the downstairs loo, the utility room or under the stairs. Four in ten British adults could not tell you where theirs is, so this step alone is worth doing.

Not another floor alarm

It reads the pipe, not the floor
A floor puck reacts to water that has already escaped, and only if it reaches the puck. Water Grip reads the flow in the incoming pipe, so a leak inside a wall or under a floor shows up as flow that should not be there.

Every drop that enters the house passes the incoming pipe. One monitor there covers the kitchen, the bathrooms, the loft tank feed and the pipe you forgot about behind the boiler.

Does Water Grip shut the water off if it finds a leak?
No. Water Grip measures the flow and the temperature and alerts you in the app, so you can act while the leak is still small. If you want the supply closed automatically as well, Quandify makes a separate controller for that, CubicSecure, which is fitted by a plumber.
Do I need a plumber to fit it?
No. It clamps onto the outside of the pipe with the Allen key in the box, so the pipework is never opened and nothing is drained down. Most people are done in five minutes.
Where is my stopcock?
In most UK homes it is in the cupboard under the kitchen sink. If not, try the downstairs cloakroom, the utility room, the airing cupboard or under the stairs, usually where the incoming pipe comes up through the floor. It is a brass tap with a handle on a 15 mm or 22 mm pipe. Your water company also has an outside stop tap under a small lid near the boundary, but Water Grip goes on the inside pipe.
My water meter is outside in the pavement. Does that matter?
No. Water Grip measures the flow itself using ultrasound through the wall of the pipe. It does not read your meter and does not need one, which is also why it works in the roughly one in three homes that have no meter.
Will it warn me about frozen pipes?
It reads the temperature of the pipe alongside the flow, so it warns you when the pipe is getting cold enough to be at risk of freezing. Weather-related burst pipes are one of the most expensive claims British insurers pay: 12,000 claims in 2023 at an average of over £17,000 each.
Does home insurance cover water leaks anyway?
Usually a sudden escape of water is covered, and most buildings policies include trace and access cover, typically limited to £5,000 to £10,000, for finding the leak and getting to it. Gradual leaks and wear and tear are often excluded, many policies carry a separate higher excess for escape of water, and cover for it is normally removed once a home has been unoccupied for 30 or 60 days. A claim also means weeks or months of drying and rebuilding your own home. Read your policy, and ask your insurer whether a monitored supply changes your terms.
I live in a flat. Does it still work?
Yes, on the pipe where the supply enters your flat, usually beside your own stopcock. Placed there it covers every pipe inside the flat. If you are not sure where that is, contact Quandify before ordering.
